Seven-year news and retail tenancy up for grabs at SFO

The San Francisco International Airport Commission has issued a request for proposal for a news and multi-concept retail concession at Terminal 3.
Located at the Boarding Area F, the single retail location includes a newsstand and no less than two individual branded retail concepts over approximately 2,646sq ft of space.
The lease runs for seven years with two one-year extension options. The closing date for bids is 24 July (14:00pm PDT).
PROPOSED MAG NO LESS THAN $650,000
Annual rent will be calculated based on the proposed minimum annual guarantee – set at no less than $650,000 – or a percentage of gross revenues.
These will be set at 12% on earnings up to $1,000,000; plus 14% from $1,000,000.01 up to $2,000,000; and 16% for income over $2,000,000.
Proposers must have a minimum of three years’ experience within the past five (qualifying years) in owning or managing a newsstand or branded concept(s).

Bidders for the newsstand will have met gross sales exceeding $3,000,000 per qualifying year from a single newsstand location and at least $500,000 from a branded retail concept(s).
The bid is open to newly formed entities (limited liability company, joint venture or corporation).
A pre-bid conference is due to take place on 8 May (10:00am PDT) at the Aviation Museum and Library, International Terminal A-side, Departures Level (Level 3).
SFO staff will discuss concepts, minimum qualification requirements, address questions relating to the leases and take comments from participants.
